Summary: To perform technical and mechanical functions as directed by the Operations Manager for the purpose of operating the property in a manner consistent with maximum efficiency, cost effectiveness, and service to the building and its tenants.
Job Description: A. Perform all necessary mechanical maintenance and operational procedures to assure maximum life and reliability to all mechanical systems. B. Responsible for general maintenance and operational duties which include, but are limited to, performance testing, maintenance, adjustment, and care of the following: 1. HVAC equipment 2. Plumbing systems 3. Electrical systems 4. HVAC systems 5. HVAC auxiliary systems 6. General building systems C. Enter information in the property’s maintenance record file system. D. Participate in company or external educational opportunities offered to enhance the knowledge, skills, and abilities of members of the engineering department. E. Respond to tenant work orders in a timely manner. Requests include: light bulb replacement, furniture moves, hot/cold calls, and miscellaneous requests as required. F. Maintain a neat, clean appearance at all times. Repair or replace torn or stained uniforms as needed. G. Perform duties within the required time frame as directed by the Operations Manager or Lead Maintenance.
 Job Requirements: Education and Experience: High School Diploma or GED Some College or Technical School At least three (3) years experience in building maintenance Language Skills: Ability to communicate effectively and clearly with tenants, vendors, employees and visitors. Must be able to read and write English in order to understand manuals, procedures and to write reports. Computer Skills: Basic working knowledge Control systems of buildings (if applicable) Certificates, Licenses, Registrations: CFC Certification Valid driver’s license Physical Demands: Able to lift at least 50 lbs. Able to climb at least a 30 ft. ladder Able to understand radio communication Able to differentiate primary colors Able to read gauges on meters
